Bourkelands and the neighbouring Glenfield Park were built out largely through the 1990s and 2000s, which means a lot of these homes have a main bathroom and an en-suite that are now twenty to thirty years old, both fitted with the small wall tiles and the dated colours of the period. They are reaching the age where the grout has gone, the silicone has perished, and the original waterproofing, if there was much of one, has had its day. A retile here, often both bathrooms in the one project, brings the home up to a modern floor-to-ceiling large-format look and, just as importantly, puts a proper licensed AS 3740 membrane under the tiles. Double-storey and the en-suite-over-living problem.

A good number of Bourkelands homes are double-storey, and that raises a specific waterproofing stake: an upstairs en-suite or bathroom often sits directly over a living area, so a failed membrane does not just damage a floor, it comes through the ceiling below. This is precisely the situation where cutting corners on waterproofing is most expensive, and where the NSW requirement for a licensed waterproofer earns its keep. Large-format floors on settled slabs.

The slabs under Bourkelands homes are now well settled, which is generally good news, but we still check for movement cracks and lay a crack-isolation membrane through the busy doorways before tiling a large floor. Owners here tend to want the living and kitchen floor in a single large-format porcelain run, often replacing tired carpet or older small tiles, and a true, level base is what keeps a 600 by 1200 tile flat.
