New slabs are rarely as flat as they look.
Estella has grown fast around Charles Sturt University and the northern edge of Wagga, and almost every home here sits on a concrete slab poured in the last fifteen years. The catch with a new slab is that it is poured for a builder's tolerance, not a tiler's: it is common to find a living-area slab out of level by 10 to 20mm corner to corner. That is invisible to the eye but fatal to a 600 by 1200 porcelain tile, which will lip at every join over an uneven base. Before we lay a single large-format tile in an Estella home we screed or pour a self-levelling compound to give the floor a true plane. We itemise that prep separately so you can see exactly what the slab needed.
Builder-grade bathrooms and the waterproofing trap.
The other recurring Estella job is the bathroom. New-estate homes are often handed over with waterproofing that was done at speed to hit a settlement date, and a few years in the corners crack, the silicone perishes, and a leak starts to show. Because NSW requires internal wet-area waterproofing to be done by a licensed waterproofer to AS 3740, we are often called to strip a young bathroom back and do the membrane properly, with bond breakers at every corner and a certificate for the file. If you are buying or have just moved into an Estella or Boorooma build, getting the bathroom checked is cheap insurance.
Open-plan living, one continuous tile.
Estella homes are designed around big open-plan kitchen-living-dining zones, and the look most owners want is a single large-format tile running uninterrupted from the kitchen through to the back sliding door, and often straight out onto the covered alfresco. We set that out square to the longest sight line and carry the same tile through to the outdoor area in an external-grade version so it reads as one continuous floor.
